YES Communities Appoints Cody Pearce as President

Cody Pearce has been appointed President of YES Communities, one of the nation's largest manufactured housing operators, effective July 13, 2026. In this newly structured role, Pearce will oversee day-to-day operations across the Denver-based company while CEO Steven Schaub retains strategic leadership and overall direction. The move represents a deliberate division of responsibilities as the manufactured housing sector faces persistent affordability pressures and consolidation opportunities across the United States.

Pearce returns to YES Communities after a two-year interval during which he served as Co-CEO of Triad Financial Services, a Jacksonville, Florida-based lender specializing in manufactured housing finance. At YES Communities, he previously served as Executive Vice President of Business Operations starting in 2024, where colleagues credit him with advancing operational excellence and strategic growth initiatives. CEO Schaub said Pearce understands the company's business and culture deeply and brings the industry expertise and passion needed to lead daily operations. The appointment was announced through a Globe Newswire release. No third-party search firm was identified in connection with the promotion.

Pearce brings more than two decades of experience in manufactured housing finance and operations. He co-founded Cascade Financial Services in 1999 alongside George Dover, building it into a nationally recognized lender that won the Manufactured Housing Institute's Regional Lender of the Year Award six consecutive times. Cascade Financial, which he served as President for approximately 25 years, focuses on FHA, VA, and USDA-backed loans for factory-built homes and has grown to serve borrowers across more than 40 states. When Centerbridge Partners acquired Cascade in 2016, Pearce remained as President and helped expand the company's chattel financing offerings. He also holds the distinction of serving as Vice Chairman of the Manufactured Housing Institute, the industry's primary trade organization, and previously chaired its Financial Services Division.

YES Communities, founded in 2008 by Steven Schaub and other industry veterans, has grown into a significant player in the manufactured housing sector. The company operates more than 215 communities across 18 states with over 56,000 residential home sites, generating approximately $202 million in annual revenue as of 2026. YES Communities has earned the Manufactured Housing Institute's Community Operator of the Year award for ten consecutive years, reflecting its reputation for resident-centric operations and innovative community management. The company focuses on making manufactured housing accessible to lower-income households through flexible financing options, co-signer programs, and FHA government-backed lending initiatives. Headquartered at 5050 South Syracuse Street in Denver, YES Communities employs approximately 1,670 people.

The appointment suggests YES Communities is prioritizing operational depth as the manufactured housing industry navigates sustained demand for affordable single-family housing. By elevating Pearce to the presidency, Schaub frees himself to concentrate on acquisitions, capital markets, and long-term strategic positioning at a time when consolidation in the sector continues. Pearce's background in both community operations and lending finance positions him to coordinate these functions efficiently. The leadership restructuring may also reflect YES Communities' confidence in its operational foundation and its appetite for continued portfolio expansion in markets where affordable housing remains constrained by zoning restrictions and financing limitations.
