Aldar Properties and Arada have formed a strategic partnership valued at 15 billion dirhams to deliver new developments in Abu Dhabi, the two developers announced on 30 September 2026.
The partnership has two components. The first is a joint venture to co-develop land at Seih Sdeirah, a site of up to 1.5 million square metres on the border between Abu Dhabi and Dubai. The second is Arada's acquisition of three residential plots on Yas Island totalling 27,500 square metres, with approximately 130,000 square metres of gross floor area.
Under the arrangement Arada leads development and construction management, while the two companies jointly brand and sell the resulting product. The agreement was signed by Jonathan Emery, Chief Executive Officer of Aldar Development, and Ahmed Alkhoshaibi, Group Chief Executive Officer of Arada.
Talal Al Dhiyebi, Group Chief Executive Officer of Aldar Properties, said the partnership brings together two leading UAE developers with complementary capabilities and a shared ambition to create high-quality destinations.
The structure is the interesting part. Aldar is Abu Dhabi's largest listed developer and the dominant landholder in the emirate. Arada is a privately held developer founded in Sharjah which has built a reputation for delivery speed and for selling into the mid-market and upper mid-market segments. Rather than selling the land or developing it alone, Aldar has brought in an operating partner and given it the delivery role while retaining joint commercial control of the output. That is a trade of capital and land for execution capacity, and it tells you that the constraint Aldar is managing is delivery bandwidth rather than balance sheet.
The location reinforces the point. Seih Sdeirah sits on the Abu Dhabi side of the boundary with Dubai, which places it in the corridor that has absorbed buyers priced out of central Dubai while remaining within commuting distance of both cities. Bringing 1.5 million square metres forward in that corridor is a substantial addition to the emirate's forward supply.
For boards with UAE residential exposure, the signal is about 2028 and 2029 rather than about today. A 15 billion dirham pipeline announced on the emirate boundary, delivered by a partner selected for speed, points to a loosening supply picture in the medium term and argues for pricing absorption risk accordingly rather than extrapolating recent price growth.
The announcement gives no unit count, no phasing and no completion dates, and Aldar is listed on the Abu Dhabi Securities Exchange, so a separate regulatory disclosure may carry further financial detail.
