MAPIC 2026 Set for the Palais des Festivals in Cannes, 3 to 4 November

MAPIC, the international retail property market, returns to the Palais des Festivals in Cannes on 3 and 4 November 2026.

The event matches retailers seeking space with the owners and developers of shopping centres, retail parks and mixed use schemes. Attendance is drawn from retail expansion directors, landlords, investors, leasing agents and the municipalities promoting town centre regeneration schemes.

Note the duration. MAPIC 2026 runs for two days rather than the three it has historically occupied, a format change confirmed on the organiser's own pages and reflected in trade coverage, so the shorter schedule is deliberate rather than a listing error.

Why it matters

Retail property has spent a decade absorbing the shift of sales online, and the market that emerged is sharply divided. Prime centres with strong catchments have held value and occupancy while secondary assets have repriced heavily or been repurposed. MAPIC is where the leasing side of that division is negotiated.

The compression to two days is itself a signal worth reading. Trade events shorten when exhibitor budgets tighten or when the volume of transactable business no longer fills the longer format, and in a market where European retail expansion plans remain cautious the organiser's judgement carries information.

The event is organised by RX France at the Palais des Festivals, the Cannes venue that also hosts the film festival and MIPIM.
